The City of Calabasas delivers a beautifully walkable luxury market, strong amenities, and the headline reason most buyers arrived: the Las Virgenes Unified School District. What it cannot deliver, by definition, is land. Inside city limits, even the highest-end estates are bounded by single-family lot sizes that limit the buildout, the privacy, and the equestrian options.

Bell Canyon, ten minutes northwest in unincorporated Ventura County, preserves the school district and resolves the land constraint.
